January 08, 2014 – An Australian property developer has announced commercial suites at Waterloo within the City of Sydney’s Green Square revitalisation precinct.
Crown Group will deliver six premium commercial suites designed by Japanese-Australian architect Koichi Takada when it completes its 10-storey Viking by Crown development at 30-36 O’Dea Avenue Waterloo in February 2015.
Ranging in size from 63 to 95 sq m, Viking by Crown’s high-end commercial suites are less than seven kilometres from Sydney’s Central Business District, Sydney’s airport, the popular Danks Street and Centennial Park and 700m to Green Square train station.
The suites will feature luxury finishes including porcelain floor tiles, fully-equipped kitchenettes, separate bathrooms and generous storage. Viking by Crown features an elegant, modern staircase and lift access to the first floor commercial suites. Parking is underground with access to level one from the basement.
The six suites are part of a collection of Crown Group commercial and retail suites set to become available in the coming months, including ground level retail shops and cafes at V by Crown at Parramatta and a selection of retail suites fronting either Pacific Highway or Angelo Street at Skye by Crown at North Sydney.
Crown Group’s Sydney by Crown at 161 Clarence Street, designed by Koichi Takada Architects and incorporating an eight-storey atrium, roof top bar and through-site link, will be home to nine ground-floor retail spaces expected to be highly sought after when they become available in 2017.
Crown Group Project Sales and Commercial Manager Anthony Falas said the Viking by Crown’s commercial suites at Waterloo would be highly sought after in the tightly held City of Sydney market.
“We are confident the premises will attract quality tenants seeking a modern space in Sydney’s revitalised Waterloo and Green Square areas,” Mr Falas said.
“An influx of new residents at Viking by Crown and the Waterloo area will provide a good client base for tenants.
“This premium office space is available for sale now,” Mr Falas said.
West of the CBD at Parramatta, V by Crown’s retail space was an excellent opportunity within 200 metres from the Parramatta Square redevelopment precinct, Mr Falas added.
“With the expansion of Parramatta, we expect a range of buyers for the sites, from well-known restaurants to new entrants,” Mr Falas said.
“The demand for mixed-use developments with well-presented retail at ground level, suitable for high-quality restaurants, cafes and shops, is very strong judging by the feedback we’ve received from interested buyers and tenants,” he said.
In addition to its six commercial suites, Viking by Crown at Waterloo features 110 residential apartments which were sold out off-the-plan.
Waterloo forms part of The City of Sydney’s broader $8 billion redevelopment of the Green Square area, centred on a new Town Centre to be constructed near Green Square train station and its first stage expected to be complete by 2017.
The Green Square Town Centre is predicted to attract 20,000 workers by 2030.
