What makes the perfect investment in Sydney's property market? It's not an easy question to answer. After all, property investment is often a long-term decision, so spending a bit of time thinking about the future now can pay big dividends further down the track. To start with, let's take a look at why investing in apartments is a great move in Sydney.

It's not every day that you get the chance to invest in one of the city's fastest-growing suburbs.

Investing in Sydney apartments

Recently, we've seen a huge increase in the numbers of apartments in Sydney. This can be put down to a few different factors, but the main reasons are a growing population and lack of available building space. It's simply not feasible to continue building outwards in Sydney, so developers are looking up. This reflects the way that people want to live in Sydney, by remaining close to the centre of the city and all that it has to offer, without having to pay a fortune on rent for houses in central areas.

While the appeal of apartments is clear for tenants, they're also great business for property investors. On one level, this is due to the reduced maintenance that is required, particularly in luxury apartment developments where the amenities are world class and well looked after.

On another level though, apartments in inner Sydney may offer investors better value over the long term than a similarly-priced property out in the suburbs. There are more people living in Sydney apartments than ever before, ensuring high demand. This means that investors don't need to worry about extended periods of vacancy (and therefore a reduced return), like they might with a property further out from the city.

In addition, the creation of new residential areas where apartment developments have sprung up has meant new areas of value – particularly in suburbs like Waterloo that are close to the city. These parts of Sydney will only become more popular, creating the opportunity for fantastic capital gains over the long term. It's certainly not every day that you get the chance to invest in one of the city's fastest-growing suburbs, but that's exactly what an apartment in Waterloo offers.

Why invest in Waterloo?

The growth of Waterloo has been plain to see over the last few years, with Census data showing an 81 per cent increase in apartment occupants between 2011 and 2016. While this growth has been supplemented by some outstanding new developments, the true appeal of the area is that it really does have something for everyone. Its close proximity to the city makes commuting a breeze for inner-city workers, while a plethora of open, green spaces and family-friendly cafes make the suburb perfect for those with children who want to live close to the action.

For investors, Waterloo is as much of a 'box ticker' as it is for working professionals and families.

As local mum Megan Davis explained to Domain: "Because I work in the city, being near to the CBD means more time at home and less time for [my son] Sam in day care. Being so close to public transport means day trips to the city are easy to manage with a toddler too!"

For investors, this makes Waterloo as much of a 'box ticker' as it is for working professionals and families. There's huge demand to live in the area, and this will only increase as more and more units are snapped up over the next few years, increasing rental yields and the overall value of each property. This can already been seen in the latest figures from realestate.com.au, which reveal annual growth of 7.9 per cent in median price, along with an average rental yield of 4.1 per cent, making Waterloo one of the best performers in Sydney.

At the heart of Waterloo sits Crown Group's Waterfall development, which will house 331 apartments and exemplify everything that makes this part of Sydney so desirable.
